大台南會展中心、三井OUTLET加持　台南歸仁高鐵特定區房市漸熱

高鐵站點選址始終是網友討論的話題，其中台南歸仁高鐵特定區原屬市郊第3環生活圈，房市交易量與居住人口少，還曾被網友評為選址失敗的範例，但近年來在政府政策主導下，重大公共建設陸續完工，有「南版世貿展覽館」稱號的大台南會展中心已經啟用，加上日前開幕的三井OUTLET，吸引許多人潮，逐漸帶動周邊房市發展，前景看好。

南市府經發局指出，歸仁高鐵特區是結合產業、交通與商場三位一體的高鐵站，區段被中央定調發展為「沙崙智慧綠能科學城」，生活圈內包含綠能科技聯合研究中心、大台南會展中心、中研院南部分院、三井OUTLET等，近期建設先後啟用，已有明顯感受，特區包括武東里、沙崙里，縣市合併時人口僅1207人，根據歸仁區公所資料，截至今年3月人口數已經突破3000人。

上周啟用的大台南會展中心開幕，副總統賴清德、經濟部長王美花都出席，賴清德強調會展中心整合小巨蛋概念，可推動台南經濟發展，他還笑稱「如果阿妹願意的話，也一定要在台南開一次演唱會」。

信義房屋不動產企研室專案經理曾敬德表示，以南市近期啟用的大台南會展中心為例，如果要對周邊房市及房價有正面影響，還得要公司行號、有人進駐，生活機能也要到位，帶動效果才會明顯。

曾敬德說，大台南會展中心雖然剛剛啟用，周邊的生活機能還未成熟，但因為持續有重大建設的紅利支撐，中研院、工研院等機構都在這裡設立據點，三井OUTLET日前也已經開幕，帶來相當多人潮，讓這個區塊不缺話題，有利多支撐，未來發展就可期待。

據了解，包括達麗建設、晶悅國際、和通建設、勝旺建設、三發地產、遠雄建設、華友聯開發、清景麟地產等業者已先後卡位進場，透天、大樓造鎮建案都有，目前該區段實價登錄已出現每坪25萬元的交易紀錄，近期預售屋換約也出現3字頭，接下來的新建案在開架與成交價部分，有可能會衝上3字頭。
